Eurohouse Construction is a fixed-price strata repair contractor serving strata corporations across Greater Vancouver — West Vancouver, North Vancouver, Vancouver, Burnaby, and Metro Vancouver. We repair what depreciation reports flag most: balcony and deck membranes, building-envelope assemblies, flashing and fascia, and the water-ingress damage hidden behind them. Every project is delivered on a fixed-price contract with bonding available, $5M general liability, WorkSafeBC coverage, and a construction sequence planned around your owners. Start by emailing the envelope pages of your report to info@eurohouse.ca — we’ll tell you what the repair actually involves.
The mid-size repair gap — and why councils struggle to hire for it
Strata repair work in the $30,000–$500,000 range — a balcony run, a full membrane replacement program, a water-ingress investigation and rebuild, fascia and eyebrow refinishing across a small complex — sits in a hiring no-man’s-land. Large building-envelope remediation contractors are structured for multi-million-dollar rainscreen projects and won’t mobilize for it. Small trades will quote it, but can’t provide the engineering coordination, bonding, insurance, and warranty a council needs before asking owners for money. Eurohouse is built precisely for this band: big enough to carry the paperwork, bonding, and site management of real construction — focused enough to treat a 20-balcony membrane program as a flagship project rather than a nuisance job.
What we repair for stratas
Balcony and deck repair: vinyl and torch-on membrane replacement, structural plywood and joist repair, guardrail reinstatement, drain and slope correction, tile and finish surfaces, heated snow-melt systems. Building envelope: flashing and fascia renewal, sheathing and stud repair behind failed cladding, localized rainscreen and window-interface repairs, dry-rot remediation. Water ingress: investigation-first diagnosis, exploratory openings, structural drying and rebuild. Most engagements start one of two ways — a paid membrane inspection and test protocol on a representative area, or a plain-language review of your depreciation report’s envelope sections.

How we work with your engineer and your depreciation report
A depreciation report tells your strata what needs attention and roughly when — it doesn’t define the repair. Where your strata corporation has retained a building-envelope engineer, we work to their specification and field review: the engineer defines and inspects; Eurohouse prices, schedules, and builds. Where there is no engineer yet, we’ll tell you honestly whether the scope needs one, and investigate first rather than quoting blind. Either way, what your council receives is the package it needs before asking owners for money at an AGM: a fixed price, bonding and insurance certificates, a written warranty, and a construction sequence that keeps the building livable while we work.
Why fixed price matters when there’s a special levy behind it
When repair money comes from a special levy or the contingency reserve fund, a growing bill isn’t just a budget problem — it’s a second owners’ vote, another SGM, and eroded trust in the council. That is why we price from evidence: inspection and testing before quoting, exploratory openings where the report suspects concealed damage, and defined unit rates for the conditions that can only be confirmed once assemblies are open. The number your owners approve is the number we build to; only owner-requested changes become change orders.
Frozen balcony drains, hidden rot, and a building put right
At a multi-level North Vancouver property, water ingress from frozen balcony drains had rotted wall studs and sheathing behind intact-looking finishes. Eurohouse opened, dried, and rebuilt the affected assemblies, replaced the deck membranes, and installed an electrically heated snow-melt system so the failure mode can’t repeat. Strata Repairs — Questions Councils Ask
Does Eurohouse work directly with strata councils and property managers?
Yes. Eurohouse Construction works directly with strata councils, volunteer council members, and professional strata property managers across Greater Vancouver. We are used to council meeting cycles, AGM and SGM approval timelines, and the documentation a council needs to present a repair project to owners — a fixed price, proof of bonding and insurance, a warranty, and a clear construction sequence.
What size of strata repair projects does Eurohouse take on?
Our focus is the mid-size scoped repair — roughly $30,000 to $500,000. That covers a balcony run or full membrane replacement program, a water-ingress investigation and rebuild, fascia and flashing renewal across a small complex, or targeted structural repair. These projects are typically too large for a handyman to warranty and engineer, and too small for a remediation megacontractor to mobilize on — that middle band is exactly what we are built for.
Is Eurohouse bonded and insured for strata work?
Yes. Eurohouse Construction is a licensed BC general contractor (since 2009), WorkSafeBC registered, carries $5M general liability insurance, and can provide performance bonding on qualifying projects. Certificates of insurance and WorkSafeBC clearance letters are provided as standard project documentation for your strata's records.
Can you work with our depreciation report and our engineer?
That is our preferred way to start. Send the building-envelope pages of your depreciation report to info@eurohouse.ca and we will return a plain-language read of what the flagged repairs actually involve, rough sequencing, and where the real cost drivers are. Where your strata has retained a building-envelope engineer, we work to their specification and review process — the engineer defines and inspects the work; we price it, schedule it, and build it.
How does a strata council get a fixed price for repair work?
A fixed price comes from a properly defined scope. For membrane and envelope work we typically start with an inspection and test protocol on a representative area, so the price is built on evidence rather than allowances. The result is a fixed-price contract a council can take to owners at an AGM — with the bond, warranty, and construction sequence attached — instead of an open-ended estimate that grows after the vote.
