Transforming an Aging Building Into a Luxury Sales Experience
Pierwell is a major residential development in Dundarave, one of West Vancouver's most established waterfront neighbourhoods. Before construction on the development itself, the project needed a presentation centre — a space where buyers could experience the brand, explore finishes, and engage with the sales team in an environment that matched the quality of what was being offered.
The challenge was that the building selected for the centre was old, structurally inconsistent, and visibly deteriorated. It needed far more than a cosmetic refresh — it needed to be reimagined, re-engineered, and rebuilt from the inside out while keeping the exterior shell intact in a busy village streetscape.
Eurohouse came in as the single point of delivery: support designer, exterior facade rejuvenator, interior design coordinator, rendering supplier, building permit applicant, District of West Vancouver coordinator, and general contractor. We handled everything from councillor meetings and inspections through to final construction.

The Challenge: An Old Building With Real Problems
The existing structure had extensive rot, inconsistent construction quality throughout, and structural elements that didn't meet current code. The facade was deteriorated. The interior was raw and undefined. And the timeline was tight — the developer needed the centre open for pre-sales on a fixed schedule. Every decision had to be made quickly, correctly, and in coordination with the District.

Design & Renderings
Facade design, interior design coordination, and full 3D visualization package for client approval and contractor guidance.
Building Permit
Prepared and submitted the building permit application. Managed the approval process with the District of West Vancouver.
District Coordination
Meetings with councillors, inspections, safety compliance, and ongoing coordination with municipal staff throughout construction.
Structural Remediation
Addressed extensive rot, inconsistent framing, and non-compliant elements. Stabilized and reinforced the existing shell for its new use.
Facade Rejuvenation
Completely transformed the exterior with new cladding, classical moulding profiles, branded awning, and large-format display windows.
Interior Build-Out
Full commercial construction: marble reception, herringbone hardwood, steel-frame glass partitions, sculptural wood feature walls, brass hardware.
