Scope of Work

A comprehensive tenant improvement encompassing structural, mechanical, electrical, and finishing trades — delivered to a high commercial standard.

Demolition & Framing

Selective demolition of the existing interior layout, followed by new steel stud wall construction and steel stud ceiling framing to create the open, contemporary floor plan envisioned by the architect.

Glass Partitions

Supply and installation of 12mm glass partitions with glass doors and 36" ladder pull handles — creating transparent, light-filled private offices and meeting rooms throughout the space.

HVAC & Mechanical

Complete HVAC system reconfiguration including ductwork routing through a fabricated drop ceiling in the basement, new T-Bar ceiling system (Radar 2310), and full air balancing for the new layout.

Electrical & Lighting

Full electrical scope including new lighting throughout, coring for electrical floor boxes to serve middle desk positions, fire alarm verification, and fire caulking at all penetrations.

Custom Millwork

Bespoke millwork fabrication and installation for the staff lunch room, dual printer stations, and a dedicated coffee area — designed to support daily team operations with a refined finish.

Finishes & Flooring

Floor preparation and carpet tile installation, new baseboards throughout, roller blind adjustments for the new layout, three solid paint-grade doors, and a complete interior repaint to Rennie brand standards.

A New Chapter on Marine Drive

When Rennie — one of Western Canada's most recognized real estate brands — selected 1702 Marine Drive for their West Vancouver location, the building required a complete interior transformation. The existing space was a dated commercial office with legacy infrastructure from a previous bank tenant, including a full-size Chubb vault that needed to be carefully worked around during construction.

Working closely with architect Shawn Rassekh, Eurohouse Construction delivered a comprehensive tenant improvement that reimagined the space from the ground up. The selective demolition cleared the old layout while preserving the building's structural integrity and the character vault feature. New steel stud walls and ceiling framing created the open, light-filled floor plan that defines Rennie's progressive brand identity.

The 12mm glass partitions with glass doors and ladder pull handles are the centrepiece of the interior — delivering acoustic separation for private client meetings while maintaining visual connectivity across the entire office. This transparency is central to how Rennie operates: approachable, collaborative, and client-focused.

The mechanical and electrical scope was substantial. A new drop ceiling was fabricated in the basement to route HVAC ductwork, and the entire air system was rebalanced for the new layout. The T-Bar ceiling (Radar 2310) provides clean lines overhead while concealing the updated mechanical systems. Electrical floor boxes were cored into position for middle desk runs — a detail that required precision given the existing vault floor could not be penetrated.

Custom millwork was fabricated and installed for the lunch room, dual printer stations, and a coffee area — practical amenities that make the space work for a busy real estate team. Carpet tile flooring, new baseboards, solid paint-grade doors, and a full repaint completed the interior to Rennie's brand specifications. Plumbing was updated with new fixtures, and fire alarm verification ensured full code compliance.
